Drive from the sand at Rathtrevor Beach toward Mount Arrowsmith and the gutter job changes every few kilometres. On the shore, wind and salt are the problem. In the trees past the highway, it is the sheer weight of needles. Out on the acreages, it is the length of the runs and the number of buildings. Up the coast past Qualicum Beach, it is cottages that nobody has looked at since spring.

On the waterfront

Homes along Parksville Bay, Craig Bay, the Qualicum Beach shoreline and the coves of Nanoose Bay face open water. Winter storms come across the Strait of Georgia and throw rain at the walls instead of down onto the roof, so gutters on that side take water from an odd angle and spill over the outer lip. The wind also picks up loose debris and drops it on the sheltered side of the roof, which is often fuller than the seaward side even with no tree nearby.

Salt air is the slower issue. It works on screws, hanger clips and any steel in the system over the years. We look closely at the fixings on waterfront homes while we are along the eave, and we mention anything that has started to rust through.

Access can be awkward too. The ocean side is often the tallest wall, standing over a bank, a seawall or a deck built to the edge.

In town

The established streets of Parksville and Qualicum Beach are full of single-level homes with mature gardens and a fir or two in the back yard. A one-storey roof is quick work for us. It is still a ladder job for the owner, and a lot of people in these neighbourhoods have decided, sensibly, that they are done climbing.

Street trees and ornamental maples drop leaves in October and November, and a single storm can push enough of them into an outlet to cap it.

Golf and marina communities

Fairwinds at Nanoose Bay, built around a golf course and the Schooner Cove marina, and neighbourhoods like Eaglecrest in Qualicum Beach have larger homes with long, broken rooflines: lots of corners, garages joined on at angles, and landscaped beds right up to the foundation. More corners means more outlets, and outlets are where blockages start.

Some of these communities run as strata, with rules about who can work on the outside of a home and when. We ask before we book.

Under the trees inland

Past the highway, toward Errington, Coombs and Hilliers, the lots get bigger and the trees get taller. This is Coastal Douglas-fir country, with western red cedar and bigleaf maple along the Englishman River and the creeks. Fir and cedar shed all year and knit into a wet mat that grows moss. A gutter under them can fill in one season.

Acreages add shops, barns, carports and guest cabins, each with its own gutters. Downspouts often run a long way across the yard to a ditch or a rock pit instead of into a city drain. We flush each one and tell you where water backs up. Clearing a buried line is a job for a drainage contractor, and we will say so if that is what you need. I spend the winter away. Can you clean the gutters while the house is empty?

Yes. Plenty of Oceanside homes sit empty for part of the year, and the gutters do not care whether anyone is inside. If every side can be reached, the gate is left open and the outside tap is on, and you tell us about any dogs or anything parked tight to the walls, we can do the whole job without you there.

When we finish, we send you a short message saying what came out and anything that needs a closer look.

Our house sits on a bank above the beach. Can you still reach the ocean side?

Usually. The seaward wall is often the tallest one, and the ground under it can be a slope or a retaining wall rather than a flat lawn. We look at it before we quote.

If part of that run cannot be reached safely, we tell you at the quote, not on the day.

We have a shop and a barn on our acreage. Do you do those?

Yes. A shop under the same trees as the house fills just as fast, and a barn gutter that spills can drop its water right where you walk in. Each building gets its own line on the quote, so you decide what goes in.

We live in a strata community. Who should book?

Check your bylaws first. In some communities each owner looks after their own home's gutters, and in others the strata books one visit for every building.

How often does a house under big firs need cleaning?

Most homes with tall Douglas fir or cedar over the roof need two visits a year: one after the fall leaf drop and one in spring or early summer. An open lot with no trees close by can often manage with one.
